Gas and electric reports seem ok, just an older consumer unit so not up to current spec. XH has had to rejig his side due to some financial issues but actually it will speed up getting to exchange.

My buyers' sale isn't ready to proceed yet anyway as they're still waiting for local searches, due next week.

I've had to disclose the new planning application for next door, please keep your fingers crossed the buyers aren't worried by it....

Good news re the reports. Mine won't be up to current spec either I imagine. No gas, just lec.

My solicitor should be in receipt of enquiries from the buyer's solicitor now. It'll be 3 months by 20th October since my solicitors were instructed. It also takes longer with leasehold, so there'll be 2 weeks between completion and exchange I've been told.

Red I am spending the day tomorrow completing leasehold enquiries for flat owners who are selling. So many questions - be prepared to have to pay the feeeholder/management company to complete these forms

Son2 accepted an offer on his flat back in June. Yesterday, after weeks of getting their solicitor to ask reams of questions of his solicitor, the buyers pulled out. Nothing has changed about the flat, they knew the freehold/leasehold/management company situation was slightly complex (it's a Grade II listed, early Victorian building that was converted to flats about 100 years ago) but they've just got cold feet. Son2 is understandably gutted and worried his sellers won't hang on any longer for him to start all over again. I feel so sorry for him and his GF :-(

Hey Mandymoo - I've been told £100 charge by our management company (via my solicitors) for the info. I expected a charge for that. There may be other things I get charged for along those lines too I guess.

What do you do for a living, Moo? Are you a conveyancing solicitor?

I've had the enquiries back via email just this morning. I'll need to speak to the management company I think (city council) on at least one thing, as there's something about an unadopted walkway. It's the lovely trail alongside the woods that goes all around the estate.

No we are a managing agents and I deal with Block Management so all the LPE1 (Leaseholder enquires) forms come to our office. Your lucky with your charge - we charge a lot more than that to do the enquires as it takes a long time by the time you have gathered all the info, copied all the accounts etc etc.

Just checked my records and there's a further £50. (£100 for calculation of accounts and £50 for leasehold enquiries.) I think it's not too expensive because I'm on a sizeable estate that is LEA and ex-LEA. Council are the leasehold owners and therefore the managing agents.

At least you aren’t in our are where local searches take an average of 55 working days - absolutely disgraceful.

That's is a long time. I don't get how it can vary so much, Leeds is about a week, Harrogate is 4-6 weeks.
