Trying to Move House/Flat

Hi folks.

My flat is on the market and I'm champing at the bit to move on. I had 11 viewings in the first 2 weeks then have had no interest at all for a fortnight.

I've taken some new photos and revised the description, asking the agent to put this on ASAP. I've also said I'll drop my price.

At some point I need to consider moving agents if no more people come through their door and then mine! Has anyone had experience of appointing new agents? Just about all of my friends moved straight into houses and have never moved so I've no-one to ask.

You may want to start by checking that you haven't signed up to a period of exclusivity with Agent A. I seem to think there may be situations where they could still claim a commission from you even though Agent B introduces the successful purchaser.

Having said that, people frequently do change agents if they want a fresh approach to marketing and access to a fresh list of potential purchasers, so I am sure it can be done!

Yes I have 8 weeks, which is nearly up and I will need to give notice.

Would price be likely to be the factor in an area where flats sell like hot cakes?

Did you get several valuations before settling on your agent RS? Some agents do price too high to get sellers, or do you think the price is about right? Better to move agents than drop the price if you think the price is about right (Buyers usually want a bit off anyway so you don't want to go too low as a starting price).

I got 3 B and did a lot of research. I went with the lowest because I thought they were the most realistic and fitted in with my research of prices in the area and further. I would also be willing to drop £5k because there's no central heating. (I got 2 quotes for installation.)

Would it be sensible to wait for a few weeks after switching agents or not do you think?

I really want to get sold and moved by August but it's not looking as likely as I thought. I've been offered a job which starts in October, but I need to have sold and moved by then and I can't offer on anywhere until I've got a firm offer and we're going somewhere. Annoying.

I think they’ve lost interest as they’re not going to make much money out of my 1-bedroomed flat.

When I called to ask where do we go from here, I didn’t get much of a response. I ended up saying I’d re-write the description, take some photos in the sunshine and get quotes for GCH. I had to rush back at lunchtime from work at the weekend and take photos. (I’m working 7 days a week at the mo to save moving costs.)

What do these jokers do for their money?

From what you say a new agent would be a good move. I think you tend to get most interest in the first couple of weeks. If you go to a new agent it will go as a new property on Rightmove etc and the agent will do all their initial work on their database etc. You shouldn't have to be doing photos etc, that's what they should be doing!
Do you know which agent sells most proprties in your area? We used them when we wanted to sell and not hang around. Not sure if you can search for that info. but our agents had it on their website.

RS - I've no idea how much your 1-bedroom flat is marketed at, but it is worth noting that Rightmove only re-send emails to their subscribers for properties reduced by more than 2% (hence if your flat is currently listed at more than £250k then you'll need to drop the price by more than £5k for Rightmove to treat it as a "reduced" property).

Do estate agents actually keep up to date databases of people looking for houses these days? Don't people just default to Rightmove?

There are so many agents in the area, it’s difficult to see that one dominates when it comes to flats. There are only a few flats on my estate – they don’t come up v often. This agent doesn’t use Zoopla and I didn’t think to ask if they were on there when I signed up. That might be a factor …

I would give someone else a chance - your agent should be making suggestions to you not the other way around.
