So often there’s misinformation about who has/hasn’t responded. I think many people use ordinary conveyancers who probably have a large stack of things to get through for multiple clients, and they never take any initiative for contacting the other parties. (Based on a few recent experiences)

I think in this case it pays to be a nuisance, to be the one ringing and emailing every week! When I moved my estate agent was pretty good at keeping me informed.

Location location location posted on our village Facebook group a couple of weeks ago looking for properties in the area. Our estate agents were all in a tizzy on Monday as they filmed there and are showing this property

This is what Kirsty Allsop tweeted about it yesterday:
I’m in Yorkshire viewing a 1216 sq ft mid 50’s semi, with 4 beds, it sold in 2001 for £124,000, in 2018 for £350,000 & is now on for £495,000. This is not sustainable (and mucking about with SDLT isn’t going to solve the problem) we have to take a really radical approach.

Finally all paperwork has been received by our solicitor, it didn't help that the vendors were reluctant to hand over the deeds and that documents were in her maiden name so she had to produce a marriage certificate, rather than deal with things electronically or in person they are using 1st class post and we all know what that's like 🤦🏼‍♀️ On top of which the house isn't registered so that's going to cause a further delay....

It's not even a particularly nice house @northernslowcoach , it's ridiculous the way properties are increasing.

Surely it’s not that difficult to produce a marriage certificate? Unless it’s been returned for a divorce, but I have a copy of mine for name-change reasons

What does Kirsty suggest about house prices? If you devalue then many people would be in negative equity and the market will stagnate more. For all the people that say ‘that’s too expensive let’s go elsewhere’ there will be people who pay closer to asking price because there’s no option if you want that location or that particular house.

We paid over the asking price for location. This time and last time. Last time because it was close to our childminder and my stepchildren. This time for transport reasons because OH can't and will never be able to drive.
