Trying to Move House/Flat

*When I said Bristol's hot, I meant except in the case of mine and another v similar 3.5 miles away. I kid you not. It's like our 2 flats are invisible on Rightmove.

Ooh - I'll be catching up with you soon, once my notice period's over. Seeing agent tonight to work out when photos etc will be done. I'd like to be there so I can move stuff around but can't take time off until 27th.

My EPC's still in date (moved 6 years ago).

That is strange. But a new agent might just do the job as will show as a new property. Fingers crossed for you

Thanks Meglet ... and for you. New starts. My new start is partly to do with getting away from the area associated with troubled man and back to where I've got a strong friend base. He lives 2 miles away.

My flat was originally on for £165K, which on reflection was too much as it was worth £160K or just under at the time. The market has dropped and the new agents want to go in at OIEO £150K to get people through the door and bidding. I'd like £155K for it and am a bit concerned that if people offer, it'll be around £150K including under.

I'll struggle to move to another property if I reduce too much and I genuinely feel it's worth £155K. What do people reckon? I can see the agent's point of view as well as mine.

When I purchased I bought it at Christmas time and it was covered with snow on the photos. Also, there had been an issue with someone on the estate that had been in the news (I didn't know until people told me). I got it for £10K under asking price, even though it was on for OIEO.

I think people generally expect (and like) to get a bit off the asking price and certainly not pay more. Though I see offers over more these days. Personally if I wanted 155 (and knew it was reasonable) I'd put it on for that bit less, but I guess depends a bit on local market and expectations locally.

I think it very much depends on the local market conditions, and more specifically, the demand for exactly the type of house/flat you are trying to sell.

For example, I know one 3-bed house relatively close to me that was listed for OIEO of £285k, presumably to get lots of people through the door. The tactic certainly worked, as it went to "Best and Final sealed bids", of which they had 10-15, and accepted an offer over £310k!!!

IMO, your estate agents are the local experts and should be best placed to advise you.

I've been advised to do OIEO to get lots of footfall and interest. Estate agent refused to be drawn on how well this works apart from citing individual cases that went to sealed bids or got 30 grand over.

If that's their advice I'd take it. If nobody comes through the door you won't get any offers. As mine said, you don't have to accept an offer, so you can decide if/when they offer.

Yeah Nelly - that's what the agent strongly feels.

B - you're echoing what I feel and also my friend who I spoke to last night. However, neither of us have sold a property so far.

The agent doesn't seem pushy but he is firm about getting people through the door and them finding a bit more if they like it. I voiced my worries of if it's on for £150K+, people may offer just that (or below!).

What keeps me a little bit confident is that friends have been surprised it's not sold. Although modern and no GCH, the location is lovely, it's a nicely-laid out flat and is very quiet. It's been nice and cool these past few evenings as we've had a heatwave here!

Back to Nelly - it's niche as it's a 1-bedroomed flat with only one reception room, which might rule out young couples. People around here like older, more characterful buildings, so they go first. The market is booming generally, but more for families moving to the area I guess.

Flat's gone on with new agents. I'm pleased with the professional photos. Open day on Sat 8 July - hope I get a few people *crossing fingers, toes, eyes and lips*. I might sell ice-creams on the door.

Cooked some lovely fish in the oven tonight. I can't make a habit of that at the mo' tho' as need the house to smell fresh. Waitrose have got a new 'eco' cleaning range. The grapefruit floor cleaner is a particularly nice smell and the kitchen and bathroom stuff's pretty good too.
