Thank you B. I'll keep you posted on progress. Just gotta let the 2 weeks notice with current ones run out.

Yes ours is the 15th. I am sooo excited! I'm probably already boring everyone I know about moving.

The estate agent told me yesterday they like to take pics on a sunny day, and will send photos off to photoshop the sky in if it's cloudy. I then started looking at the ones in the shop and spotted blue sky on every one, even if there were no shadows, and the same cloud pattern on quite a number!

We've also gone for the lower offer to generate a lot of interest, it's being marketed as 'offers over £xx'. We'll just get in before the school hols start and people go away.

Sorry thought of another thing related to photos, I saw a house reduced on Rightmove today with shocking photos, you couldn't tell the size of the rooms at all. I'm sure they're even more important these days as people rely so much on internet research.

One of our local agents takes crappy pics. I know someone who bought a house that had been remarketed with someone else, they realised they'd looked at the details first time but rejected it and not even seen it, with the better pics it looked like a different house.

Sounds like that'll be money well spent for me as long as they're good. It's a lot for me to fork out. As I'll barely make enough to move up to a 2-bedroomed place on the other side of town; every penny counts for me.

This is the one with poor pics. Can't tell the scale of the bedrooms and especially the bathroom. The garden pics are crap too. It never helps when they're empty either

Meglet. :) The market's so hot in Bristol that people can take minging photos and punters are jumping all over it.

I get what you mean about someone standing in the room with the Harrogate one and going snap, but I've seen loads worse.

The estate agent was bemoaning lack of stock around here. Lots of people apparently 'waiting to see' what the market is like and what will happen with elections, or not moving because there's nothing around. If everyone put their houses on there'd be loads of choice!
EPC and floor plan have been done today.
