Too Much Water
About to put house on market after several false starts. Happily it appears that prices where we are have stayed put / risen a little while houses where we are looking at have fallen. Let’s see what happens though

Good luck Gus, am sure you'll be fine, like riding a bike...
Try and look past the furnishings and decorations, think about room size and layout.
I assume you already think the area is OK if you are going to view the house...
Next step would be thinking about some sort of survey, assuming you are very keen, which could put your mind at rest regarding structural issues etc

Am pleased to report that we did move. After our buyers threatening to pull out on Friday 17th August it was all a bit last minute panic and we exchanged contracts on the Monday, packed up on the Tuesday and moved on the Wednesday 22nd. We then went off on hols for 2 weeks to recover! All settled now and loving the new place. So pleased we decided to move. I am never moving again - it was so stressful.

You'll be fine Gus. Good luck. Things I would say is that Scotland has Single Survey, its up to the seller to get a Home report and valuation survey done before house is on the market. Only if you had major concerns would you normally get your own structural survey done... in which case if you need to do that be wary. Advice would be look closely especially where it looks like the owner was a keen 'diy'er !! Glossy on surface can reveal can of worms underneath. Always have 2nd or even 3rd visit before putting in offer -there will be things you didn't notice first time round. (I took tape measure on 3rd visit to a house to check my sofa and sideboard would fit). Be careful of flat roofs they can leak quite badly. Would advise you have a clear plan to support whether you sell or buy first. If you are staying local market for flats was quite sticky a few years ago and they were taking longer than houses to sell. I don't know if that is still the case but worth checking.

Thanks guys, I’ve had a look at the home report, nothing serious flagged. The kitchen will need to be replaced but I’ve got the budget for that. If I like the look of it I’ll take older daughter on next visit. I’m in no great hurry and in response to lammo I still can’t ride a bike!
