My flat purchase has been progressing nicely but I've come to a possible issue.

I've got to have a second mining report to check no subsidence reported in the area. The building's 6M from a shaft. It's a known area for mining activity. Hope I can still get the mortgage. I ran an buildings insurance quote to see if that threw up anything.

I found out, coincidentally, that a bloke I know (friend of a friend) is a good pal of the neighbour. I'm going to pop in later to introduce myself and ask her if she's been made aware of any issues.

My surveyor's report is due next week but I'm going to ring them now.

I'm having an issue trying to firm up my AIP now. They are so busy that they've booked me in for an appointment next Friday! Meanwhile my purchase progresses and I've not got properly agreed funding. A bit nerve-wracking.

I'd been liaising with a consultant on line as I had to provide some evidence of pay, status etc so I'm hoping he'll come back to me before next Friday. It's suddenly gone mad; maybe due to the interest rise. I feel like a week's a long time to wait, especially if some issues arise. :(

Our move seems to have suddenly become very real. We might exchange next week and move the week after, but still waiting for outcome of searches etc and no packing done as yet!

We are having a video meeting with the removal company tonight for them to see each room and govenus a quote - very 21st century. :) Very handy as we can’t relly take time off work.

Nearly sorted at last with the full offer!

I might have an insurance issue tho'. There are 3 flats in the building, all being sold at different times as they are done up. I know that the whole building needs to be insured but how will the 3 owners know who's going in first and therefore organises the insurance and claims back from the other 2?

Do you have a share of the freehold RS? In our flat the freeholder organises the building insurance and each leaseholder pays a share as part of the maintenance payment. If you will all have a share inhe freehold then there will probably be a management company set up that you will all be part of that organises all the maintenance stuff including insurance, but I’m sure your solicitor will make sure it’s done as the mortgage co. will insist on building insurance.

Good news on things moving forward though.
Our solicitor has gone quiet again. Nothing from him so I chased yesterday and left a message today. No idea whether we will be in a position to exchange Friday and move next week but have been getting removal quotes anyway.
The last one was very high, hoping this will be a lot less.

Hi B - yes I will have and we'll all need to set up a management co as there isn't one at the mo'. In the interim, insurance is obviously a priority. I can just envisage all 3 of us getting it so it's triply insured!

Finally put in an offer for a different house and had it accepted. Probably not as excited about this house as the original one, but it'll be nice to have our own place again.

Just found this thread. We have been trying to move since the end of May. Offers accepted end of May (on our sale & purchase) & only 3 of us in total in chain but due to incompetence of Local Authority (Harrogate BC) in providing the local search & causing huge delay we are now at stage where buyer trying to put pressure on & indicating they might withdraw at the last minute. I'm sure it's just a ruse to get us to exchange on their timescale but I'm on the verge of a nervous breakdown. I'm also resenting their inference we ha e bee dragging our feet she we've bent over backwards to get everything done as fast as we can & it's been the delay in the local search which has held us up.
