Hello.

Just found this.
We're hopefully on the move soon

Short chain of 3. Both mortgage offers approved (our vendor is going into rented). Our buyer's solicitor is notoriously slow and our vendor is pushing for quick completion.

So no stress there..

The problem with any property I guess is you only really know what has happened to the house when you have owned it. Anything else is an element of guesswork depending on what paperwork is available.

I am using the same solicitor I used 7 years ago when I bought the place - she’s changed company and now works about 30 miles away in Thame. I trust the solicitor and have a good relationship with her so I opted to use her again with her new firm. She works for a “local” legal solicitor rather than a specialist “conveyancing hot house”. Legal stuff is one thing I’m happy to pay a bit more for. Sadly her diligence couldn’t prevent the buyer getting cold feet. In reality her behaviour post offer suggested she was not suited to owning a period property as she expected the property to be built to the latest building standards.

Leaguefreak - good luck with a chain of 3. If something can go wrong it probably will - there is always a solution however if the affected parties are open to resolving... if they’re not then it’s frustration o’clock !

I've never sold before - this was our first home.

I notice that buying this time round I'm a lot more pragmatic. We are moving about 500 metres up the road (bigger house) and if there were inherent problems with the housing or conditions on that estate we'd know.

However our buyer is ftb and is sometimes being random. EA thinks they are naive but I'm a bit wary.

Your ex buyer sounds a bit bonkers. Everyone knows building regs are not retrospectively applied.

We're using a conveyancing place but I have a retired solicitor in the family who can sense check anything that looks daft.

Well we're planning on being back on the market tomorrow. Our ftb has tested our patience too far.

There never seems to be a right time. I want to move out of this town because it's becoming overdeveloped and too crowded, and still undecided re: moving back to Birmingham which was always the plan when I moved here in 2015. Have had the place valued and ready to go but also still have a job which I would have to be really certain I wanted to give up!

Went back on market Monday and got a full price offer that day from a cash buyer with nothing to sell. So positive progress but our seller still a bit grumpy about the news
