Trying to Move House/Flat

Congratulations leaguefreak :-)

I can’t understand these people that move every couple of years!

I’ve been searching for something I don’t remember seeing since I moved (20 months ago). I have now exhausted all the places I can think of so can only conclude it’s not here. Maybe I moaned it to someone but I can’t remember that. (It’s a projector)

Good news Leaguefreak.

Our buyer pulled out on exchange day. Had lied to the estate agents face that they were about to send the money, then refused to answer phone to estate agent and the one time the agent got through the buyer denied it was then on the phone. A duplicitous liar. She had demanded a 2k reduction to exchange contracts which we had reluctantly given as our sunk costs were higher. This is the person who when visiting prior to exchange to check everything worked, touched our food in the fridge to see if it was cold

Consequently we have lost our onward purchase.

After nearly a year on the market, and two buyers pulling out at / just prior to exchange, we have taken our house off the market as. About 4K worth of survey, legal and mortgage fees all lost. Two terrible buyers, the words we would use to describe them are not suitable.

My wife’s observation is that the English system of house buying relies on “a gentleman’s word being their honour”, and that these days a lot of people don’t care about anything except money.

Future learning points if we move in the future are to insist on meeting and vetting buyers, and to avoid certain types of buyers - sadly the nationality of our most recent buyer was definitely a contributing factor in our opinion.

Oh TMW that’s awful. Aren’t estate agents meant to get confirmation funds are available? The English system is crap and adds so much to the stress of it all.

Funds available and willingness to pay are two different things Meglet.
Our first buyer tried to reduce the price then just ghosted us. Had we agreed to the reduction I think he would have done the same on exchange day.
Our second buyer was lovely and very straightforward but she was selling through purplebricks and the least said about that the better. It was her sale that nearly ballsed everything up for the chain.

So sorry that happened to you twice TMW. It's just shit.

People get away with shoddy behaviour because once you've found a buyer, and found somewhere to buy for yourself, it seems like too much hassle to start over. And by then you've forked out on fees. Maybe we need to be harsher and tell people the deal is off when they start messing about.

We told our first buyer he had til a certain time (24 hrs after the crap started) to get his shit together so at least when he didn't call there was no ambiguity. Sold 6 weeks later for more money.

Thanks all. Our seller was using purple bricks and my observation was that it made things trickier than usual. The house we wanted to buy was a relatively uncomplicated purchase too.

Our buyer had cleared funds in a UK bank account, I can’t really say why they behave differently how they did. They went from very enthusiastic - a full price offer after a first viewing - to stalling and dropping all contact. The difficulty is you don’t want to take any crap, but equally want to keep the deal alive. Hard to balance those two goals

Wondering whether to try and sell the house again in the new year.

Demand and prices in our area seem to have dropped, as they have in the area in London we want to move to. So probably no real change.

Current plan is to sell, and potentially rent in London for 6 months. Will help us to be certain we like the area and also to ensure we actually end up in London given we had lost 2 sellers earlier this year and hence the house we wanted to buy. A way to derisk a little.

One positive from our saga from earlier this year is that our mortgage product fee was surprisingly returned to us, on my birthday as it happens, despite the terms and conditions saying it was non refundable in any circumstances.

Good luck.
We are in and have had confirmation from our sols we are stamped and registered.

We had new windows put in a month after we moved and the first bathroom is done apart from decorating. En suite and downstairs loo booked to be done first week in Jan.

Still getting post for the old owners. Amd have had a middle of the night pizza for them too.

Hope things go better for you this time tmw.
