Our club held a one mile time trial in the summer a few years ago. Running down-hill makes a massive difference. Also, if you've never done one you can be very surprised how quick you can run a mile. The other thing is even with a proper warm up the whole thing is over before you can imagine

I've set my Garmin up with a warm up then 2:30 interval then a cool down. I might do this tomorrow.
