Not 100% sure yet. First valuation was 235k and second 225k. St Anne's so probably cheaper than lytham but more expensive than Blackpool/Fleetwood.

Only a wee bit cheaper than Bristol. People go on about Bristol being very expensive but prices seem to be mad everywhere.

Too Much Water
Any extension not adding a bedroom is unlikely to add value. About to sell my Victorian cottage in Reading and buy a place in zone 2. Can’t agree with Mrs TMW where to buy. She likes West Kensington, I don’t. We both think Putney is ok. I like Brockley / East Dulwich but she hates the area! Hard choices to make! |

A bedroom is exactly what I would try to add on. Have contacted a building co already. I didn't have a plan for any other type of room, wouldn't make sense.

That’s excellent news YP. It looks good, you’ve done a good job of smartening it up. Now for the estate agents to really earn their keep and make sure the buyer is kosher and the sale goes through smoothly

We need to get probate first (have filed all the paperwork but it needs to come out the other end)! Apparently the buyer hasn't even visited in person but has family who live on the same street who have looked at it for him. Staying on the market until he provides proof of mortgage etc.
