I think you're right, Velo and Meglet.
Unfortunately XB, I could run into cashflow problems. It's a shame.
A friend of mine made some good points too:
Do I need all that space? Could I manage without a lodger?
It would be amazing when done but she's right. I would live in the back and hardly use the lounge. 3 beds is a luxury. I might end up relying on a lodger to cover the bills and I need to know I can manage alone.

Oh and just a little thing. I can't raise £220k but was going to go in at £190k. It really does need lots of work.

Could you afford to do the work? And have contingency? Because otherwise you could be lumbered with a half-done property you can't sell on, and a large mortgage.
Properties that need doing up often get snapped up, if it hasn't sold quickly then I'd guess that's an indication that it won't be likely to make much money.

I'm watching with interest on behalf of a friend. She has just accepted a job in a different area of Highland. She has had an offer accepted on a house in the new location, the current owner is buying the house next door (which is bigger), and the owner next door is looking to move to the area my friend currently lives in In an ideal world they all the next door neighbour will buy my friends house and everyone is happy.
Has anyone here used purplebricks? She is using them and I just wondered how other people have found them.

No but I viewed a house via Purple Bricks. I found it very impersonal and despite giving feedback almost immediately they're still emailing me. However the vendor said she liked them, and she used to be in conveyancing. It hasn't sold, but then neither have two similar neighbouring properties with traditional agents.

I do know a Fetchie who sold via an online agent for a fixed fee. Sale happened quickly and should be final next week I think.

Were you there Meglet? Viewers don't always want to talk in front of owners. Ages must be good. In Bristol you only get 15 mins and the agents are rushing you out 'coz they've got to be elsewhere.

I think they were here half an hour. I showed them round then left them upstairs to make their way back down, likewise with garden.
I viewed a house on an open day, 15 mins wasn't very long, the next family were coming in as I was leaving.

Actually that's only the second couple I've showed round, last weeks I knew so we chatted a lot, the open day the agent did. Last week's were v keen but have decided against because the back garden is quite close to a road.
