SimonF - we looked at a house there when we moved up here but thought better of it and are rather glad now. We've had water ingress twice (2009 & 2011) even though we're half way up a hill!!

That path was fairly wet and muddy on Monday evening, it's going to be sodden for a while now.

When I bought my chapel, the searches showed it never flooded as it sits on a mound. But because of the increased precipitation levels the last few years, I have put in some serious drainage on my new parking/entrance, which drains the area around the chapel too, so no more water running from the road into the air bricks.
Ground water levels much lower too.
More drainage going in around the new building too, which should keep groundwater levels down.
I just need to deal with the fact that my neighbour's garden, about 1.5 metres higher than my own back yard, drains onto my yard, which, I am sure, is what makes the damp levels so high.
Going to dig a trench, put some pipe in and pipe it onto the road, away from the house.

We’ve done improvements also Hann. Drive is higher that kitchen so have added drainage between them. United Utilities have fitted a flood door and non-return in the sewer as their service through the village isn’t big enough for the current number of properties.

Fingers crossed it is enough...
Herefordshire council would not even give me sandbags and passes the buck to homeowners to install culverts, drains and soakaways. I have a massive soakaway on my land/in my garden now, to deal with flooding of the public highway due to badly maintained drainage 🙄🙄🙄

With regard to my post about the log in the gully a few days ago, here is the waterall at the back of our house, in sunchine. Flow was a bit more impressive two days ago.


Here is the gully. As you can see, my descent was 'kindergarten-level' canyoning, but better done in daylight than in pelting rain at 1 am
