Surrey/Sussex road races in summer

Word is it's hilly, but how hilly are we talking? Road races over 10k seem thin on the ground round these parts after May - I'd really like a decent HM and 10 miler. I know this may be like trying to buy a boater in November, but has anyone got any suggestions?

I want PBs and I want them, well, now, but realistically a decent recovery time after Brighton and not too far away from where I live. I managed to buy a boater in November, so I'm confident we can crack this one too.
